Rifle Commons Shopping Center is a newly constructed multi-tenant strip center located in Rifle, Colorado. The subject property consists of two retail strip centers that are parcels in a larger retail community made up of over 50 acres. Included in the community is a Wal-Mart Supercenter and 16 outlots that are slated for future retail, service and hospitality tenants.
Building 1 is a 7,000 square foot structure with four tenants and building 2 is 25,000 square feet and accommodates twelve tenants. The center boasts a prominent tenant mix with Starbucks, Coldwell Banker, Movie Gallery, Rent-a- Center, Radio Shack and EB Games being the most notable. All leases are triple net, with the owner responsible solely for repairing the roof and structure of the building.
